| With the accelerated economic development of China, real estate industry has been playing an important role in China national economic system, and the investment scale of real estate is also increasing. However, the real estate business is currently confronted with an increasingly complicated market situation. Under this situation, a real estate company should have a fast response capability to adapt the market changes timely. Companies in the real estate market are currently facing an overall competition of company strength, business strategy, and management ability.From the point of a real estate company, sound decisions and effective project control are critical for the success of a project. Project-based management has become a developing trend for real estate business. Through the case study of Xinhua Real Estate Company, solutions for the management difficulties are put forward by using project management theory and methodology. The purpose of this thesis is to apply theory and methodology to project management practices, and provide suggestions on improving the management skill of real estate developers. Through application of solid theory and methodology of project management, this thesis provides an in-depth study and discussion of the problems and measures usually occurred in real estate projects. Case study is conducted to illustrate the implementation of management theory.This thesis is comprised of six parts. Part One concentrates on the study background, research targets, idea and a brief overview of the thesis. Part Two includes a research review and the study methodology. This part provides a theoretic ground for the case study of Xinhua Real Estate Company. Part Three is focused on the state-of-the-art management of real estate project and its future development trend. This part is the basis for solution of the management difficulties of Xinhua Real Estate Company. Part Four introduces the background of Xinhua Real Estate Company, and conducts an analysis of the management difficulties. Part Five presents the solution for the management problems of Xinhua Real Estate Company. In this part, by applying theory and methodology of project management, solutions and measures are put forward for project organization, preliminary development, project control, and team building. Part Six summarizes the thesis, and presents some suggestions for real estate project management. The conclusions of this thesis may facilitate further development of the real estate project management study. |
