The real estate industry is one of pillar industries of our country, is one of the promotion of China’s rapid economic growth in the industry, the growth of healthy and stable development of the real estate industry to the economy of our country will have a profound impact, the development of real estate industry can drive a series of related industries, to provide employment opportunities for the community. Our country there is blocked sources of real estate enterprise funds, and private capital and lack of the way this contradiction, the best way to solve contradiction is to combine their needs. At present our country real estate enterprises face the problem of the bottleneck of the development, the financing channel is single, the management level is low, lack of credit, makes difficult the development of real estate enterprises. Therefore, to seek the countermeasure of financing suitable for real estate enterprise, it is necessary and urgent to walk out of the financing dilemma!Therefore, financing ability of real estate enterprises in recent years, with the national introduction of a series of macro-control policies, which cause the difficulty of enterprises in the real estate loans is greatly enhanced, and the inevitable increase in the proportion of its own funds to the project and the cost of loans, real estate enterprises are facing intense and adverse external financing environment. From the present our country real estate enterprise development, real estate financing also exist many aspects need to be improved, for a Real Estate Company, it is healthy, the key lies in the investment management capability and financing management capacity, financing measure through the capital structure is reasonable or not, so the study of Real Estate Company capital structure is conducive to the prevention of financial system risk, and promote the healthy development of the financial sector. The diversification of financing mode of real estate enterprises, for reducing the financing risk of real estate, improves the utilization efficiency of the capital, the role of real estate as a pillar industry of the national economy, has very important practical significance. In this paper, the financing of real estate enterprises in China is studied and discussed comprehensively, based on analyzing the domestic and foreign various financing mode, the financing means, in detail including loan financing, equity financing and bond financing present situation and the existence question, and discusses the new way of financing the various real real estate enterprises, such as real estate investment fund financing and lease financing, how to actively expand new financing methods, put forward a lot of suggestions to improve the existing financing channels, which can provide reference for the relevant decision-making.
