Real estate finance as a branch of economics is the application of a strong subject, it is the main research areas of real estate economy and regularity of movement of credit funds, which is different from the general funds of the finance industry and commerce. Real estate finance in China is an emerging discipline, so real estate finance business in China relatively late development. Real estate finance is a combination of real estate and financial services, which has characteristics of extremely high-risk industries that is from real estate and financial services industry. As China's housing system reform, over the past decade, China's real estate finance industry has been rapid development, so the risk of real estate finance is followed. In particular the United States has been the outbreak of the "sub-loan crisis" which triggered the global financial turmoil in 2007, it is for us to assess and guard against financial risks of real estate wake-up call. Thus, in order to maintain the healthy development of financial markets, real estate market to maintain stability, it is very necessary to find real estate to prevent financial risks of new measures and to construct a set of indicators to assess the risk of real estate finance system.In this paper, I do the following research work:①overview financial risks of real estate, the risks of real estate financial refer to the provision of financial institutions for real estate financing, financing, clearing and other financial services activities, due to various unpredictable in advance (that is, uncertainty) factors, so that the actual receipts of financial institutions and the expected return event have a departure, and thus the possibility of causing economic losses.②I review the research that has been done at home and abroad for a long period in this area, and summarize the basic concepts and dominant theories of the real estate financial risk.③construct the real estate appraisal system of financial indicators, these indicators mainly have credit risk indicator, HAI, rate risk indicator, qualitative analysis of the risks of laws and regulations and so on .④guard against financial risks to the recommendations of real estate, these measures mainly have the establishment of a social system certification letter, strengthening financial supervision and financial innovation, loans to implement the network model of UNPROFOR, sound laws and regulations in real estate credit and so on . In order to avoid the risk of real estate finance, risk assessment should be combined with preventive measures in order to avoid risks to achieve and keep the real estate finance industry the healthy and sustained development.
