Study On The Life-cycle Cost Of Jinan Hongrui International Starcity Construction Project

Since the end of the last century, when the life-cycle theory has been spread to our country,ite guiding ideologu has already been gradually recognized and accepted by experts and scholars of various fields. The life-cyle cost theory of construction project has been commonly used overseas. The traditional whole process manage pattern of engineering cost excessicely emphasizes the one-time construction cost, while ignores the cost of operation and maintenance. However, the life-cycle manage pattern of engineering cost take into account the balance among one-time construction cost, operation and maintenance.This paper take Jinan Hongrui International Starcity Construction Project as an example to research on the life-cycle cost of construction project. In the culculation of life-cycle cost, the study culculates the case theoretically through assumed condition and theoarical knowledge. Morever, according to the changes in the market, the study adjusted the heating cost combining with the actual reality and then get the forcasted heating cost. The present value of every cost sum is also obtained. The last part of the study analyse the life-cycle cost through real cases combining with the assumed condition. The study raise ispiration to the development corporations, that is, the key point of the cost control should be put onto the early stage of value control. The consideration of the balance between construction and operation goal should be based on the benifit of the whole project life. In that case, the cost of the life cycle project will win a minimizing, the tasks will be put forward according to the work reality. The research result can be used aiming to show advise to control at early stage as the hinge of cost control and hold them as a whole.
