With constantly increasing prices of energy worldwide, the cost of maintenance goes up steadily, which brings more and more attention to the Life Cycle Cost (LCC) analysis method. LCC is a method of analyzing the cost of a system or a product over its entire lifespan. It takes into consideration not only the cost of construction but also that of operation and maintenance, and can be used to support trade-off analysis between several product design configurations. Following the principle of minimizing the life cycle cost, it leads to scientific decision-making and the optimal approach to a project.Based on previous research from literature and the author's experience with residential building project cost control, this thesis discusses how to apply the LCC model to residential building projects so as to minimize the entire cost over all the life stages of a building rather than merely the construction period and thus optimize the consumption of resources.In more details, this thesis:1.Presents an overview of research on the LCC approach for residential buildings and discusses its necessity and feasibility as well as its theoretic foundation;2. Introduces what the residential building LCC analysis method is about, what it aims to achieve, and how it should be deployed;3. Enumerates and explains the main factors in the LCC approach;4. Illustrates the decomposition of the residential building life cycle and the cost associated with each stage;5. Establishes the residential building LCC unit model and the total-cost system model;6. Optimizes the LCC for residential buildings based on value engineering theory and demonstrates its application by examples;7. Discusses the development of the decision-making systems for the residential building LCC analysis model;8. Summarizes the research on residential building LCC model and proposes solutions to existing problems with this approach.
