Chinese commercial real-estate investments in office buildings in 1997 rose to 38,898,190,000 yuan.While in 2007,it's 103,504,090,000 yuan,an increase of 166.09 percent;developer completed the commercial space business from the investment of 42,584,520,000 yuan in 1997 rose to 27,856,494 in 2007,increase of 554.15%.However,our ability to sell commercial real-estate does not match with the volume of Chinese growth.Chinese real-estate development enterprises to the area of vacant office building in 2001 from the 6,378,866 square meters to 6,329,808 square meters in 2007,vacant little changed;And commercial business space vacancy rate showed an upward trend each year.Vacant property doesn't only consume a large amount of management costs,but also increase the opportunity cost.A large number of vacant commercial real-estate property is not conducive to China's expanding domestic demand and stimulating consumption.The popularity of the network makes the real estate business into the information age.However,the single of site models and marketing constraints commercial real-estate website development.This paper choose the Chinese model of commercial real-estate information website as the object of study,combined with the status quo of Chinese commercial real-estate information,as well as commercial-real estate information website market trend.After the existing pattern of commercial real-estate website analysis study,commercial realestate website business model will be made,the direct marketing theory will be integrated into the commercial real-estate website model,and the specific way in which the theory of direct marketing in the commercial real-estate website--business blog, and the way of evidence to prove the application of direct marketing theory commercial real-estate information on the value of the site,the use of direct marketing theory improve the system,while the future of Chinese commercial real-estate website operators to develop recommendations.According to my investigation,so far there are many theories on the business model relevant to the site,but there is not literature and research theory related to Chinese commercial real-estate website.And theory of direct marketing is at the stage of practical application,No one propose a complete theoretical system.Study on Chinese commercial real-estate website will be the business model for chinese commercial real estate web site of reference for the development.At the same time,direct marketing theory to the introduction of business information web site operating mode is not only conducive to China's commercial real estate web site marketing and marketing channels to expand,but also the promotion of direct marketing theory of the accumulation of practical use and development.
