Research On The Real Estate Project Evaluation Model Based On Enterprise Core Competence

Real estate has made great progress in recent years. The competition of real estate companies becomes fiercer. The characteristic of high risk and high return rate determines that real estate companies have to make reasonable and perfect evaluation of real estate project on primary phase. However, due that real estate project is affected hugely by internal and external environment, the design of real estate evaluation model is thought as the emphasis and difficulty of real estate project evaluation.From the research of projects, this paper analyzes current investment project evaluation methods and designs special evaluation model of real estate project by combined with specialties of real estate industry. The core competition of real estate companies directly affects the success of project. Therefore, this model points out the relation between the project and enterprise development, strengthens effect factor analysis of enterprise core competition to real estate project and constructs system evaluation model based on real estate project investment of core competition.Considered with interactive relationship between project and enterprise core competition, based on specialty of real estate industry and company, this paper builds up project investment evaluation system from internal and exterior resources of enterprise and project. Multiple attribute decision making method with rough set and entropy theory makes the result of general evaluation more external and operational. Project investment evaluation model based on core competition is a useful method for practice and provides the reference of investment decision of real-estate company.
