| The housing marketability reform which has started since 1980s is a "double-edged sword". On the one hand, the housing commercialization has promoted the city house development, brought more choices to people and promoted the quality and the personal status in housing consumption. On the other hand, social structure transforming and expense lamination aggravating have caused housing gradient consumption condition expansion of the urban residents and have split up day by day. The huge contradictory formed between common people's low income and the high house price in the certain degree has created the low income's housing to marginalize gradually, it also differentiated greatly with the people of high income.This research takes Changsha's certain estates as a prototype, refining with 'Tongshenghu Villa Area,Yangguang 100 plot,Nanyuan district "which can be on behalf of the Changsha's three different consumption levels. Through the real investigation, this paper finds that the consumption lamination has tremendous influence on the housing consumer behavior, and has caused differences in demand, the expense way, the expense choice and spatial fondness of housing behavior. It has also caused differentiation in the areas,household,quantity and type of housing consumption condition. Different consumer, different housing consumption condition. Because of the structure and differentiation of housing consumption lamination, urban residents would have produced crisis among different social associates through the recognition and construction of social identifications.The excessive differentiation not only can directly cause the conflict between different social class, does not favor the society stable and the harmonious society's construction, but also cause social problems such as the slum problem. How to deal with housing differentiation tendency? The question that what strategies should be adopted and from which aspects to realize the housing fusion will be discussed in this paper. |
