With the rapid development of china economic,The real estate has established as the pillar industries of our national economy after over 20 years.In view of the residents of the rapid increase in environmental requirements, real estate market on the basis of prosperity is also active competition. Many real estate companies in poor strength try to do many ways to improve their strength,in order to retain their survival in the fierce competitive environment. Faced with the design of real estate have identical,unknown theme of real estate projects, Once identified in decision-making with the theme of this concept, if implemented, it would be difficult to change and move, so the study on the positioning of real estate projects is particularly important.Based on the theories of the real estate location and combined with the characteristics of the real estate industry, according to real estate localization steps and related analysis, used the qualitative and quantitative analysis, comparative analysis, SWOT analysis theory to do the market orientation research of Shanghai JC International project.First, we analyzed the project environmental conditions, such as the surrounding environment, residents income, supporting facilities, transportation and so on. Next, we analyzed the macroeconomic environment,macroeconomic environment, including socio-economic environment, foreign investment environment and the level of consumption, we determined the development prospects of the project and made a prediction;Second, based on Maslow's theory, we designed market questionnaire to expand the research,And used SWOT analysis to analyze the internal resources of JC project. With the analysis of the threat of competition projects which have already existed around JC project,we ensured that differences position in JC international project is accuracy and feasibility.Third,according to market research results and market analysis of the project,we gave the positioning of the JC international project.Mainly includes the concept positioning, business-grade positioning, market image positioning, target customer positioning, etc.In accordance with the project location, we have measured the various economic indicators, such as total investment costs, cash flow and so on, Further we analyzed economic evaluations, payback projections and sensitivity analysis of JC international projects and got the support of data.Finally, according to research results draw a final conclusion and gave a reasonable proposal. The innovation of this paper are:market research is a basic starting point in JC international position, and use SWOT analysis&competitive project analysis to determine the direction of development projects, based on giving a reasonable position,we use breakeven and sensitivity analysis to reduce decision-making risk to ensure that the position research of JC international project rationality and validity.
