Research On Real Estate Development Project Investment Estimation

In recent years,China's real estate market is gradually becoming mature and stable.As one of the important basis for investment projects in the early stage,the accuracy of investment estimation impact the smooth conduct of the project and influence investment decision,project financing and the outcome of the whole investment.But,the focuse of the investment estimation theory research field is how to improve the accuracy of the estimation methods.And on the other hand,in the field of the practice,the principle of making investment estimation covers all types of construction projects.Tt is not so targeted and specific.As far as we know,real estate development project,as one type of the construction projects,has its own characteristics.However,there is no specific method for real estate investment estimation.This paper researches on the investment estimation of real estate development project feasibility study stage,and sum up a set of investment estimation preparation methods. Firstly,applying the theory of real estate cost management,analysize the constitute of real estate development project investment,on the basis of present principle of preparing construction project investment estimation.Then,using the method of fuzzy coloseness degree,build the model to estimate the investment of construction cost of the real estate project;after explaining the feasibility of transformation from accounting information to project investment information,this paper introduces the method of accounting information to estimate the total investment.At the same time,give improving suggestions for the other parts of real estate investment separately.Finally,give an example testing the effectiveness of the break down method model.And give suggestions to the practice of real estate investment estimation.This paper firstly builds the model for preparation of real estate project investment estimation.Effectively solve the existing problems of real estate investment estimation,and do goods to the healthy development and standardized management of real estate industry.
