It is undoubtedly of great importance to make a research on the housing consumption factors, that will guide the rational consumption of urban residents in housing, regulate the healthy development of the real estate market.This second-tier cities in Sichuan Province Neijiang has been chosen to be the object of study, study a variety of factors impact on the residents of housing consumption, to explore the promotion of Neijiang City housing consumption of urban residents healthy, orderly development of countermeasures, and look forward to the conclusions have implications for consumer research of other small cities in housing consumption.In this thesis, the guidance related to consumption theory, and in the analysis of the status of urban residents housing consumption in Neijiang that made a study of housing consumption factors:select the statistical yearbook and other statistical data, using ridge regression analysis to analyze the relationship between the actual expenditure of urban residents in housing consumption and quantifiable factors affecting. Then use the questionnaire method, from the micro-sample analysis of the main point of view in order to compensate for lack of macro-statistical data analysis. The main conclusions are as follows:(1)The factors affected housing consumption of Neijiang exist both positive and negative aspects, positive indicators include that the average price of housing and disposable income; negative impact indicators are:saving rate, real interest rates, rental ratio, per capita living area, housing supply area and the Engel coefficient.(2)Neijiang City urban residents consumption behavior and characteristics is affected by many factors, not only with their age, income, expect, but also by the impact of macroeconomic policy, making purchase decisions, consider factors including housing prices, housing quality, unit agencies, brand of developers, location of housing and traffic conditions, community environment and supporting facilities, the macroeconomic policy environment and appreciation of space. Among these are housing location and traffic conditions, housing prices, housing quality is the most important factor.(3) In order to promote the rational development of urban residents in housing consumption, housing consumers should first take into account present and future resources, to form a reasonable consumer, all income groups should also form a gradient of consumption; Second, to pay attention to the quality of housing, try to select the degree and impact of some of the brand than the larger real estate company, to avoid development of properties for sale or stranded halfway completed and is far from the case of pre-publicity. The real estate business should be to strengthen the housing consumption from the price advantage and product innovation. The central government should control housing prices, increase disposable income, introduction of real estate to stimulate and coordinate policy to proceed; local government should design strict supervision violations to protect consumers; second, to establish policy housing finance institutions; third,to establish the principle of distinction by income stratification, vigorously carry out low-cost housing, affordable housing, public rental construction. |
