The housing consumption is a very important link in the housing reproduction, which is the starting point of housing production, and also is the final. Whether the housing industry could become a new economic growth point of economic development of our country, could play a role in spurring relevant industry development, focus on whether the housing consumption can become a consume growth point. In recent years, our government has taken a series of policies and measures to promote housing consumption of urban residents, especially the reform of housing system, in order to spur domestic demand and economic development, but the reflect is very "cold". This has injected unstable factors into real estate market development healthily, because the potential housing demand is on the rise and the effective demand is obviously insufficient, the most potential demand has not become the effective demand yet. Under this kind of situation, it has a very important meaning in the housing industrialization to know the housing consumption cunent situation of urban residents and analyze its influence factors deeply.This thesis is on the foundation of the consumption economic theory, supply and demand theory of western economics, and mainly adopts qualitative and quantitative analysis to study current situation of housing consumption of urban residents and influence factors in Wuhan: First, through analysis of the current situation of housing consumption of urban residents in Wuhan correctly, we know the housing consumption level of urban residents in Wuhan is low no matter from the living space per capita or the housing quality, and the housing consumption structure is obvious unreasonable, for example: the housing consumption payment is low; the housing secondary market development is not mature; the housing supply structure is unreasonable, all these phenomena refracts the irrationality of housing consumption structure of urban residents; Second, basis on the analysis of current situation of housing consumption of urban residents in Wuhan, we analyze influence factors of the housing consumption decisions of urban residents in Wuhan, so we know the factors influencing housing consumption decisions of urban residents in Wuhan are mainly Engel coefficient; housing sale and rental ratio; housing supply; disposable income; loan rate, etc. In addition, we analyze some unreasonable phenomena, for example: Why the housing price is not an important influencing factor of house consumption? On the basis that two respects above analyzed, the thesis has put forward some corresponding policies and suggestion on the housing consumption of urban residents, in order to offer scientific suggestion to promote the housing consumption of the urban residents in Wuhan more reasonable and the housing market development of Wuhan more healthily.
