Resources Based Research On The Sustainable Development Of Urban Real Estate Industry

The extensive mode of development of real estate industry has brought out many problems, including social problems, environmental problems, and wasting of resources, etc. This is directly related to the fact that after Reform and Opening up, we had always pursued high efficiency of economy development, but had neglected such matters as economy development and social development fairness, environmental receptivity and limited resources. While we attach importance to economic development, we should also be concerned with the existing social conflicts, environmental pollutions and wasting of resources, because these problems are related to not only the social stability, people's living environment, but also the national strategic safety. Above all, our country's natural resources especially land are very limited. City's entities are basically composed of real estates, and real estates depend on land, therefore, the sustainable development of real estate industry plays a key role in saving the land resources. The advent and development of sustainable development idea has enlightened us in solving these problems.In this thesis, the author utilized many research methods such as data collection and arrangement, comparative study, combination of theoretical analysis and case analysis, and combination of qualitative study and quantitive study, synthesized the research results of experts and scholars both home and abroad, and based on many facts and data, put forward the Dialectical relationship between resources and sustainable development of urban real estate industries, as well as how to develop harmoniously.This thesis mainly deals with the following four aspects:Firstly, it expounds on the definition and classification of resource, relationship study of the real estate and real estate industry, meaning of sustainable development, theoretical study of sustainable development of real estate industry and so on. These lay down the foundation for the later study in this thesis.Secondly, it analyzes the present condition and problems of our country's resources and sustainable development of real estate industry. It also explores the present state of resources allocation in Shenyang and sustainable development of real estate industry as well as possible reasons. It points out that our country's real estate resources are very limited and the land application is not reasonable. Thirdly, it studies the dialectical relationship between resources and urban (Shenyang) real estate sustainable development, and gets a conclusion of new resources perspective, i.e. dialectical perspective, system perspective, hierarchy perspective, open perspective, dynamic balance perspective and cycle perspective. This means that under the circumstance of new economy, we must fully consider the layers of resources application, district allocation and synthesized application of resources.Finally, through a demonstration analysis of "Dayouyiyuan" Project in Dalian, from the perspective of sustainable development, and based on the statement of integrated application and optimized allocation of land resources, the importance and urgency of building energy conservation, and the benefits of energetically promote land source heat pump technique, it explores the effective ways to realize sustainable development of real estate industry. What's more, it points out the approaches and solutions for building an resource economizing society.
