| Since reform and opening up, China's economy has maintained relatively high growth rate, which makes urbanization get into the high growth step. Chinese urbanization rate has to 43.9 percents in 2006.Urbanization directly results in sharp increase on city population and city scope, which expands city real estate subject economy mainstay industry. More attention has been paid to real estate industry development problem.This paper takes Chongqing real estate industry as a study object, applying economics theory, qualitative and quantitative analysis means analyses and evaluates Chongqing real estate industry development. First of all, real estate and relative theory was analyzed and it presented the external environment of Chongqing real estate industry, especially the economy and society-culture environment, estimated Chongqing real estate external environment through external environment evaluation matrix. Then the paper continued to analyze internal environment of Chongqing real estate industry, including forecasting Chongqing real estate industry cycle by industry cycle theory, analyzing supply and demand structure of real estate market and house price at large, estimate real estate industry internal environment through internal environment evaluation matrix. At last, an appropriate real estate industry sustainable development mode was established for Chongqing based on the result having the external and internal environment been estimated and also, some advice to Chongqing real estate industry sustainable development mode was given.It comes to the conclusion:(1) Although the whole surroundings of real estate industry are quite flinty in the near future, the external environment evaluation modulus of Chongqing real estate industry still attains 3.07; (2) The internal environment evaluation modulus of Chongqing real estate industry attains 2.988, but internal structure and the extent of investment and consumption need to be ameliorated; (3) The administration structure which consists of a outsize city and many big cities, favorable industry internal and external environment, decides Chongqing real estate industry must implement organized development mode. This mode is propitious to carry out real estate industry sustainable development mode. |
