The real estate industry has made great contributions to China's economic growth over the past 30 years.At present,under the background of establishing “the long-term mechanism of real estate development”,the real estate industry is undergoing changes.as an important part of the urban economy,the real estate industry still plays an important role.Therefore,it is the current priority to diagnose the health of the real estate market and promote the sustainable development of the real estate industry.Chengdu,Wuhan,Xi'an and Chongqing are important sub-provincial cities and municipalities directly under the Central Government.They are also the national central cities in the central and western regions.They are typical representatives of strong second-tier cities and shoulder important missions in the grandeur of China's rise.Based on the political status of each city and the performance of the real estate market,this paper selects cities with special political status and strong development momentum in the national strategic map as a research sample.This paper traces the origin,studies the connotation,main characteristics and influencing factors of this concept;from the three aspects of society,economy(including macroeconomic and the real estate market),resource environment,using literature comparative research in combination with frequency analysis to construct the framework system for the evaluation index of sustainable development of real estate industry.The system involves all aspects of society,economy and environment,so it is very detailed and can be used as a reference for optimizing and subdividing the statistical work of data;In addition,selecing the four capital cities of the central and western regions as sample cities,use principal component analysis method combined with analytic hierarchy process(AHP)to determine the index weights,and through the linear weighted summation to obtain the system evaluation index,then according to the rating interval which is divided by the normal distribution theory to evaluate the results of the analysis;The article further uses the weighted gray correlation method to rank the importance of indicators,highlighting the sensitive indicators that affect the sustainable development of the real estate industry in each city,so that the government can monitor and warn and formulate macro-control measures accordingly.The research results show that the order of the sustainable development level of each city in the past two years is: Chengdu ? Chongqing > Xi'an = Wuhan,and the overall evaluation of the central and western regions needs to focus on five indicators:the ratio of house price growth rate to income growth rate,the commercial housing sales area' growth rate,bank loans/domestic loans,house price-to-income ratio,new construction area/construction area.In addition,combined with the development characteristics of each city,Chongqing should pay special attention to three indicators they are the amount of residential investment / real estate development investment,sales area / completion area,real estate industry employees / the city's end-of-year employees,and Wuhan should pay special attention to real estate industry employees / the city's end-of-year employees,and Xi'an should also consider the natural growth rate of the population;Finally,based on the main problems in the current real estate development,this paper proposes a total of 63 countermeasures to promote the sustainable development of the real estate industry in each city from the three aspects whiches are to coordinate the development of the environment,to ease the prominent contradiction in the development of real estate industry,and to targete the sustainable development of the real estate industry in each city.
