Study On Evaluation Method For Comprehensive Retrofitting Of Existing Buildings In North China Based On Lcca

There are large amounts of existing buildings facing maintenance and reconstruction in China. While, comprehensive retrofitting of existing buildings is a kind of project of broad prospects for development in the construction industry as a traditional field of engineering. Thus, how to evaluate the project of comprehensive retrofitting of existing buildings is an urgent problem in current. In this paper, a research of evaluating the project of comprehensive retrofitting of existing buildings is made using life-cycle cost analysis as the main method, based on the current demand and domestic and international material.Firstly, two basic premises are made before the evaluating. The meaning and characteristics of evaluating the project using life-cycle cost analysis are defined and discussed.Then, an analysis is made for the selection and division of the life cycle of the project. While, the life-cycle cost index system and the overall objective of the evaluation are also discussed in detail.Thirdly, the relationship between the level of comprehensive retrofitting of existing buildings and the evaluation is considered fully. Significantly, a research of evaluating and retrofitting of reinforced concrete structure's durability in north china is made. In order to combine the cost and safety analysis, the degree of durability retrofitting is made based on the conception of ratio of abundance. So, the cost analysis of the retrofitting project is realized, and a comprehensive cost optimization model is proposed.And then, after the model of choosing the parameter of life-cycle cost analysis, the life-cycle cost indexes and safety factors are combined. Then, the evaluations of the project of comprehensive retrofitting of existing buildings are made using life-cycle cost analysis. Also, the factors of the maintenance, repair and destruction of existing buildings after comprehensive retrofitting are discussed.Finally, to verify the method, an example of evaluating a comprehensive retrofitting project of Tianjin Fist Center Hospital was given at last.
