Currently,the world is facing a major challenge of environmental pollution and energy shortage,the construction industry energy consumption in the global energy consumption accounted for a huge.Assembly building can not only reduce the emissions of greenhouse gases,but also reduce the carbon footprint,have the potential to address environmental and energy challenges.China is in the rapid development of urbanization,the annual new construction area is huge,and vigorously develop the assembly type building without delay.However,the introduction of the assembly of the construction of a short time,policy,market,technology and other conditions are not mature,assembly type construction project development process there is a large cost risk.But real estate enterprises lack of systematic understanding and effective control measures for the construction project cost risk,which has seriously hindered the development of the enthusiasm,thus restricting the development of the assembly building.Therefore,it is of great theoretical significance and practical value to carry out the research of the whole life cycle cost risk of the assembly type construction project.This paper through the analysis of relevant literature at home and abroad assembly architecture,reviews the research status and the research results of prefabricated construction,prefabricated construction risk and risk management,to explore the concept and connotation of prefabricated construction,and the project life cycle cost theory,the assembled building is divided into decision-making,design,construction and operation and maintenance,dismantling and recycling of 5 stages.According to the relevant literatures of risk management at home and abroad,the risk is extended from the traditional 2 dimension attribute to the 4 dimension attribute of probability,loss,controllability and management cost.According to the actual situation of development of domestic and foreign literature,risk identification principle and our country building,the cost of the 36 risk factors of life cycle stages identify prefabricated construction projects in the construction of prefabricated construction project life cycle cost list of risks,and the risk factors analysis of the impact on the cost of interpretation and.By comparing the advantages and disadvantages of common evaluation methods,combined with the actual application needs,selected as a prefabricated construction project life cycle cost comprehensive risk evaluation method of entropy weight method and TOPSIS method,and expounds the principle and method of calculation steps.On the basis of risk avoidance,risk reduction,risk transfer,risk retention of the 4 kinds of risk coping strategies,risk factors of cost of life cycle prefabricated construction projects mainly through the analysis of the various risk factors put forward coping strategies and specific measures.Finally,taking the C project as an example,the expert interview method was used to optimize the cost risk list,which was obtained by 35 cost risk factors.The C project participants conducted a questionnaire survey and evaluation data of 4 properties to get the project cost of the 35 risk factors in the decision-making stage;for example the use of entropy method to calculate the risk factor weight of 4 attributes,and the decision-making stage cost risk factors are sorted by TOPSIS method;and combined with the company's actual operating mode based on B the results of sequencing,the stage ranked in the top 3 risk factors cost measures.
