Along with the worldwide industrialization urbanization process more and more quickly,the requirements of the owner and the society to the seismic performance of buildings are becoming more and more high.Therefore,to overcome the traditional thinking of the earthquake resistant design of the basic goal of the protection of life safety,in turn to the specific needs of the owners and construction purposes for performance based on the performance of seismic design theory came into being,and widely used in the world.Performance based seismic design can meet the needs of the owner and the society,which is considered to be the development direction of future structural seismic design.However,one of the most basic principles of structure design is to choose the reasonable design scheme for different uses,which makes the total cost of the whole life cycle of the structure is the lowest.Therefore,it is a problem to be solved in the design of the performance based seismic design.Based on the above reasons,this paper makes some research on the total life cost of building structure,main content:1.The evaluation method of initial cost and maintenance cost is summarized and the concept of discount rate is introduced.The cost of the whole structure is converted into the value of current time node.2.In view of the problem that the damage of the non-main structure in the earthquake damage assessment,the construction cost is added to the building earthquake.According to the survey data of the ratio of the cost of building structure and the ratio of the main cost,the calculation formula of the loss of the cost of the renovation is derived.3.For the construction of seismic direct loss of the multi factor influence,introduced the fuzzy comprehensive evaluation method,select seven factors to establish the evaluation model of building seismic direct loss of the evaluation object comprehensive evaluation.For the construction of seismic direct loss of the multi factor influence,introduced the fuzzy comprehensive evaluation method,select seven factors to establish the evaluation model of building seismic direct loss of the evaluation object comprehensive evaluation.
