Then consults the Beijing area recent two year the change of material price and labor price, carries on the analysis on the change of labor price and the change of material price to the villa project construction cost separately, analyzes these two big factors again together to the villa project construction cost, discovered that the change of labor price is small to civil engineering's influence, the influence to repair and decoration building cost of projects is big, the change of steel bar price is big influence to the villa project construction cost. Analyze and research the impact that labor price and material price's change have on villa's construction cost, carry on the statistical analysis to the cost index's influencing factor, design the forecasting model and use it to predict and analyze villa project. Labor price and steel bar price has a good positive correlation with the villa project construction cost, design the forecasting model and use it to predict and analyze villa project. Project cost of materials and the sensitivity of changes in the prices of the relevant project cost, depending on the material composition and material usage. Ultimate analysis and research the affect of several factors to villa project construction cost index.
