Nowadays, the global industrial structure is changed from the "industrial economy" to "knowledge economy" particular to the "service economy". The producer services as the representative of the modern service industry has become a driving force of urban economic development. It has improved the urban functions and has become the major industrial sectors. Spatial distribution of producer services directly affect the quality and size of this industry. The superior geograpions of the city zone make the producer services develop actively in the region. With the rapid development of producer services, it will boost its activities carrier-office buildings develop rapidly. Meanwhile, the large-scale office buildings will also promote the continuous development of producer services, the two coupling interaction rely on each other.In this paper, we defined the center zone area of Xi'an city as the research object. The distribution of producer services are analysed through data collection and field investigation. The rental of office buildings and its vector difference factors in the center zone of Xi'an are also researched. We aimed at resolving the problem of development of producer services in Xi'an.The research conclusions are as follows:First, the center zone area of Xi'an has a central prominent, strong cultural atmosphere, enough service facilities.They are benefit for the development of producer services.But there are some problems, such as heavy traffic, the large proportion of commercial activities, limited space for development of producer services.In the three types of producer services, information consulting industry within the city has the largest share, followed by finance and insurance, the smallest share is the computer services industry. From the quantitatively, the computer service companies leave from the Xi'an city center zone to the periphery diffusion.Second, from the spatial distribution of point of view, the financial sector were mainly concentrated in the Dongxing Street, Heping Road, West Street, South Street, North Street. The West Street has the largest number of financial companies and South Street has the highest of density of financial companies. The information consulting industries are concentrated on the Heping Road, North Street, West Street, South Street of Xi'an center zone. Information industries in these regions are not only quantity, and many well-known enterprises. The number of computer services are not many in the center zone of Xi'an, there is no distribution of regional agglomeration. Therefore, the center zone area of Xi'an has a wide distribution of producer services characteristics. For comparison, the most concentrated area of producer services and the most decentralized of the numbers in the center zone area of Xi'an vary considerably.Third, through the correlation analysis and multiple regression analysis, we find that the main factors of the different office rents were traffic conditions, the number of producer services, the age of office buildings, the level of interior decoration and the external services office facilities.This paper's innovation points are as follows:First, at present, the study of producer service within metropolitan level in China's Academia concentrates in the eastern develop area, but the study of producer service in regional central city is very few and the study of producer service in center zone of Xi'an is bank.Second, from the macro and micro levels, this paper studies spatial distribution of producer service in the center zone of Xi'an and provide a strongly operable scheme for the government industrial regulation.
