Urban rail transit is fast and efficient, energy-saving and environmental protection, safe and comfortable high-capacity urban passenger transportation. Vigorously developing urban rail transportation, has become an effective way to solve the problems of urban traffic congestion, environmental pollution and shortage of land resources. However, urban rail transit construction needs a lot of money, facing a shortage of funds, operating income and expenditure difficult to balance problems. At the same time, the development of urban rail transit bring value-added benefits which were exclusive of its owners and users for the real estate of sites, making no corresponding contributions for the sustainable development of urban rail transit. Therefore, Xi'an as a case study this paper discusses how urban rail transit influences the surrounding real estate value-added benefits, and establishing coordination complementary relationship for urban rail transit development and the surrounding land use. In addition.the study has important theoretical significance and application value about promoting the related government departments to formulate relevant policies balancing distribution of interests, and pushing the sustainable development of urban rail transit.Firstly,the topics of the background and significance are introduced,be summed up the progress of relevant research at home and abroad to clarify the object and content of research by the paper.Then the factors affecting the real estate prices is analyzed, and land functions and hedonic price model about quantitativly analysis how urban rail transit impact the surrounding real estate values are introduced.Conclusions of this study are:(1) Urban rail transit has become an important factor in purchasing residents'house.(2) Residential real estate prices and the time from the residence to the city center also has some correlation. With the increase in the travel time, real estate prices decline, and after a certain period, the price rebounded.(3) Xi'an subway construction also has a significant impact residential real estate space, widening underground urban framework, promoting the residential suburbanization, and enabling residential real estate closing the rail line city and the sites beaded.(4) The residential real estate prices scope which Xi'an No.2 Subway influences i 800m. With the distance from the station increased, the growth in the real estate price is first increased and then decreased;(5) With the site close to every 100m. housing prices rises 1.47%. the averag value increase 80.66 yuan/m2. Within the 800m radius of No.2 Subway, th appreciation of residential real estate prices are up to 85.724,100,000 yuan.This paper's main innovation includes:(1) It forms a table of influence factors of the track transportation on the housin price from residence space angle, including space and quality elements of th neighborhood that many researchers have ever concentrated on and the microscopi location elements which influence the housing price. It also enriches the trac transportation factors on the house price.(2) It makes sure that the track transportation has become one of key factors whic can influence people when they want to buy houses by creatively surveying an communicating with residents, homebuyers and sellers. It avoids aimless researc about the track transportation influence on the housing price by doing further researc on the basis of doing this.(3) This study creatively chooses the land price function model and the hedoni price model in quantitative analysis in the research of the track transportation influenc on the housing price. It also analyses the scope and the appreciation that the trac transportation brings to the housing price.
