The real estate industry is the leading and pillar industry in the national economy, which is typical capital-intensive industry. The essence of the real estate development is the process of huge amounts of capital investment and value-added recycling, and any loss or broken of the fund chain will bring serious consequences because the financing is large-scaled, which takes a long period, with high risks. Under the control of the national macro-policy, real estate enterprises are facing enormous financial pressure. When faced with investment opportunities, real estate enterprises are required strong financial experiences and skills to use the limited funds for project development, financial management, and capital structure optimization in particular, which is essential for the real estate business and the financial market and the overall macro-economy. In this background, comparing with the" metropolitan fashion"project,this paper took"CDO PLAZA"– a project developed by Beijing Xin Feng Xin De Real Estate Development Co., Ltd. as a sample, detailed analyze the capital operations in project implementation. Whether in the purchase of land, construction stage or final sales stage, the scientific and reasonable capital operation strategy is the foundation of"CDO PLAZA"project success. In addition, the essay presents the ideas and suggestions for financing diversification, establishment of reasonable capital structure, financial management enhancement, investment opportunities, and core team training, which sums up the experiences in actual operations.
