Real estate development activity concerns the national economy and the people's livelihood,its project development process prossesses large investment,cycle length, strong localization, uncertainty factors,and other new characteristics,it is the more complex and full of hazard investment activity.lt prossesses the attributive of High Investment,High Yield and high-risk. Just because the investment payoff period of real estate project investment is longer,the process of investment is full of uncertain subjective and objective factors, So before making real estate investment, investors must be careful of survey, analysis and planningf of the proposed acquisition of land survey, and be careful of the market forecast and project location for construction projects, and and do feasibility research of investment projects through financial analysis and economic evaluation,in order to make the right decisions of investment projects. Especially for the new expanded cities, the development companies do not understand the real estate market of the city, it can easily result in investment losses, and that brings about enormous economic loss and brand damage.The feasibility study of new investment projects of expanded urban real estate will help ensure the scientificalness and rationality of investment,to help ensure the optimization of investment programs and order of physical investment,and provide the basis for follow-up for real estate projects. Only real estate companies do a good feasibility study on the new urban real estate development project, to enable enterprises to be invincible, so that companies can obtain greater economic benefits.At present, for the feasibility analysis of new city development project,it has not yet formed a relatively comprehensive system of theories and methods at home, the feasibility analysis consciousness of government agencies and business is still relatively weak. Therefore, in order to ensure the new sustainable and healthy development of urban real estate investment, to minimize the risk of loss to the best of our ability, it is necessary to conduct the research the feasibility and the acquisition costs of new extended urban projects, to propose a solution to avoid as much as possible to reduce investment risk.The purpose of this paper is that seeking to analyze whether or not urban development project is feasible and the way getting cost-effective, in order to effectively avoid the investment risk of development business. Meanwhile, based on in the analysis of the characteristics and drawbacks of existing feasibility study, focusing on how build a comprehensive feasibility study model of real estate development project, by analyzing urban,land and real estate market, project ontology and the economic benefits, confirming land acquisition prices and other factors, so that the investors intuitivly decide the investment in property, and strive to avoid the traditional idea of "investing in real estate can not lose,",making it more scientific. This article selects Rongsheng Li Zhanjiang in South Asia as a case study projects, based on the research on development projects, combining the internal or external environment of the project of Rongsheng Li Zhanjiang in South Asia and their own characteristics, focusing on investment decisions before the land acquisition phase, analyses the investment decision-making process oft the project of Rongsheng Li Zhanjiang in South Asia, estimates and analyses the important factor in the success of the project, at the same time proposes the land for a more detailed reference standard pricing.
