Real estate development investment is a typical industry that needs huge investments, brings great risks and enormous profits. Its investment feasibility study is of extraordinary importance. Nevertheless, the theory and practice of real estate investment feasibility study and project evaluation is lagging behind the rapid progress of urbanization and real estate investment in China today. For real estate Company, how to make a proper feasibility study of investment project according to the project features is one of the decisive factors in a project's success. After the opportunity study, Hunan G investment Co., LTD is going to invest in Jiangluyuan residential area. This feasibility study is to help the company make the decision.According the features of the project, with the guideline of the theory of basic economics, utilizing advanced, ripe and scientific theory and methods of project management and real estate investment feasibility study, the paper makes a comprehensive analysis and argumentation of the following aspects: macro circumstances analysis, dynamic analysis of the development of regional real estate market, project positioning, construction plan and design, risk evaluation, analysis and evaluation of finance, some problem about the implement of the project. It emphasizes demonstrating the feasibility from three aspects: competitiveness, risk and optimization. In the risk evaluation, which applies the method of AHP(the Analytical Hierarchy Process)and fuzzy evaluation, the paper creatively spread this method in the problem of project interior risks queuing. The results of the paper are the basis of investment decision. Further more, the results and relevant methods of this study can also be used for reference by like project.
