The real estate is"barometer"of the national economy. The real estate market of China had been heated progressively since 2002, At the same time, the prosperity of the real estate market has been prevailing from some coastal areas in the southeast to the whole country gradually. We can say,the macro adjustments and controls of the real estate play an important role in the national economy macro adjustments and controls, it is a key to the national economy macro adjustments and controls. This has determined the great theory and practice meaning of the research that has done and will do on the questions in our government regulation and control during the development of real estate. Chengdu is an important city of the western region, the key city of the southwest of China, with history more than 2300 years, total population more than 10 million, pleasant climate, rich natural conditions, which makes its economic radiation range covers the whole southwest area. The renign development of the real estate market of Chengdu, especially market of commodity housing residences plays an important role for the development of national real estate market and even nacro-economy.Based on the statistical analysis of the supply and demand in the commodity housing residences market of Chengdu, the text seek to discuss the validity and deficiency the impacts of macro adjustment and control policies on the real estate market of Chengdu, and give a systematic calculation about the developing tendency of real estate market in Chengdu city in the following years. First,this text has included the development history review about the real estate, synthesizing the economic environment to circulate to the influence, functioning circumstance investigation and the supply and demand of real estate market . Then the text introduces the impacts of the supply and demand of macro adjustment and control policies on the real estate market of Chengdu respectively from the 2004,2005,2006 by using the method of quantitative analysis and qualitative analysis. Total result and lack that the textsummarizes the validity and question of macro adjustment and control policies on the real estate market of Chengdu in recent years, and bring up current of outstanding problem and reason analysis. On the foundations of the anterior analyses to put forward the guidelines,job thread and concrete measures of the macro adjustments and controls system in conformity with market economy of real estate of Chengdu.Through the analysis,we can get the conclusion that the change of the supply and demand of real estate market of Chengdu is consistent with the effect of macro adjustments and controls in the main. For example, it's relaxed the contradiction of the supply and demand of real estate market of Chengdu. The structure of supply and demand of dwelling house got ameliorate .the markup of real estate market has been bated,etc .But there are still a great many of demand of real estate market of Chengdu ,the demand of many low-level income family is still not settled ,the price of dwelling house still high ,etc.So,the most import of the supply macro adjustments and controls currently is adjust structurally on the base of keep the valid supply. at the same time we must lead the consumer to buy house more reasoningly , and apply credit policy more flexible .certainlly,the local government need consummate the alarm system of real estate market and investigate more actively for the healthy and durative development of real estate market of Chengdu.
