The supply and demand of China's real estate market is imbalance in the structure recently. Judging from the demands, the majority of the residents desire to improve the living conditions, because their low-income and small deposits, they hope to buy a cheaper type of economy housing. From the supply, the luxurious buildings made high profits, the development of supply-side emphasis luxurious buildings. This has led to supply and demand does not match the situation, one side is the people want to improve the living conditions but can not, the other side is a lot r luxurious buildings vacant, and part of the property caused by the backlog of funds.In 2006, real estate regulation of housing supply structure of a specific "90/70" standard is focused on the development of guidance to meet needs of the residents living in low and middle, small amount of land set aside for ordinary housing continue to suppress real estate investment and speculative demand. From the current real estate situation, the government regulation has been expressed the effect ,but the real estate market of supply and demand and the irrational structure have not been effectively resolved.This paper summarized the characteristics of the real estate market, the supply and demand characteristics and trends outlined in the system. Analyzed the macro-control effects on the real estate market, identify the real estate market of commercial housing supply structure is irrational phenomena of reasons: market supply and demand imbalance, market supply structure is irrational, and the market supply channels such as a single. raised through administrative means and economic means to solve the contradiction between supply and demand in real estate markets, specific measures to: from the increased supply to stabilize demand and the liberalization of appropriate liquidity to root, the establishment of a housing security system, two perfect real estate market and the strengthening of national macroeconomic regulation and control. Finally, the residential market of Beijing as an example, analyzed the residential market and the supply and demand situation.
