| This paper took the real estate project of Jin Bi Bazaar as an example, to explore how the real estate project positioned itself in the commercial circle of a certain area. The objective of the research was to find out the methodology of identifying the business direction and its strategic programming in a successful developed real estate project. It provided reference and sample of methods and procedure of designing, operating and identifying the business directions.On one hand, this article carefully researched the Jin Bi Real Estate Project with detail information on its history of operation, the direction and views of business, the characteristics of the business. On the other hand, it used questionnaires to study and analyze the project from the perspectives of commercial and tourist sectors to identify its market characters and the demands of consumer and businessman. It also gave analysis of the role of the commercial building and its advantages and disadvantages in running the business. It also, drew the conclusion of the Jin Bi Bazaar's positioning in business and strategy of operation through above research and analysis.The finding of the research included when identifying the function of a specific commercial used real estate project, the following three main points should be considered: first of all, the clear identification of its business direction. Secondly, there should be clear agreement for investor and operator to observe. Thirdly the identification of the function should demonstrate the choice of market and investor.This article provided suggestion to the specific commercial real estate project development and gave creative ideas of exploring real estate project business positioning and planning. It also discussed the questions that needed further study. |
