Real estate industry has long industry chain and high interrelatedness, never the less it is important for city construction. In recent years with housing system reform china real estate market grows rapidly . the real estate market has shown prosperous situation both in supply and demand .investment in real estate exploitation will take larger proportion in capital assets investment. The price of the commodities of real estate are increasing .experts from domestic and abroad have made many discussions about rationality of increasing prices. From 2005 the rising speed of Chongqing commercial house price quicken up, and gets its climax in summer of 2007. People are worry about the real estate bubble.At the beginning, this paper discusses the state in quo of the real estate mark and summing up relative theory. Then the real estate market of Chongqing from 1998 to 2006 is demonstrated with use of the coefficient law of efficiency .The result reveal that there aren't bubble by 2006 but the currency is dangerous. Whereafter discussing the characteristics of each district with clustering analysis, newly north become hot in real estate market as delegate of rising city zone. Afterward, try to analyses the discrepancy among two special periods with Independent-Samples T Test. June 9 2007 is signification that Chongqing is set as"experiment area". The result affirms the positive infection of becoming"experiment area"and denials that the event makes house price ascending. At last, we suggest regulating Chongqing real estate market strictly to avoid bubble diffuse.
