In2013,among the national NPC and CPPCC hot "ten words", new urbanizationand the real estate market are two words that appear frequently. New urbanizationrefers to adhere to the people-oriented, to the new industrialization as the driving force,to take all factors into consideration as the principle, to promote the modernization ofcity, city cluster, ecological city, urbanization of rural areas, to improve the quality andlevel of urbanization, scientific development, intensive and high efficiency, perfectfunction, friendly environment, social harmony, distinct personality, the integration ofurban and rural large and medium-sized city, and the coordinated development ofsmall town’s construction way. The real estate market is engaged in real estate, landsale, lease, sale, mortgages and other trading activities or field. In recent years, thesetwo areas are showing rapid development, and appears some bad "complications" inthe process of development, the development of integrated research, mutual benefitand win-win intentions to implement new urbanization and the real estate market.In this paper, through the relevant theoretical knowledge of new urbanization andthe real estate market, based on the development status of Chongqing City, wediscussed the influence of the two. First of all, from the theoretical point of view, weintroduces the development of the new urbanization since the connotation of newurbanization and Chongqing municipality directly under the central government, thenew urbanization through the transfer of population, spatial expansion, economy, lifestyle, social security which include five aspects and sixteen specific indicators toquantify, evaluation.The results show that the Chongqing city between residentpopulation and household population urbanization rate fit for the urbanization processof Chongqing. And then,we introduces the development of the real estate market sincethe connotation and the real estate market of Chongqing municipality from thetheoretical point of view.We analyses the important factors affecting the developmentof the real estate market in Chongqing city. Thirdly, through the econometricsprinciple, software such as Eviews6.0, from a quantitative point of view,we study themodel of urbanization and the real estate market three important factors: therelationship between the real estate sales price, real estate investment and land acquisition area. Finally,we get the conclusion from the study that the newurbanization and the real estate market should be developed harmoniously from theconstruction planning, land supply, affordable housing and pension real estatedevelopment...
