As a invest instrument link to the real estate market and the social capital, real estate investment trusts have nearly 50 years of development history, its huge advantages and development potentials has been fully brought into light. In order to put social capital into real estate market, fully developed product structure of financial markets, enhance the level of real estate development and guard against financial market risks, the introduction and development of REITs has great significance. In order to control the current high domestic price of real estate, China apply macroeconomic policies, which provides a good opportunity for the introduction of REITs in China. In recent years, with the gradual increase of the level of the management experiences and development for REITs plan, which supply a good chance for trust industry to break operational bottlenecks and China launch REITs, so it has significant relevance for China to develop REITs in the current. In this paper, on the basis of relevant theories, by REITs in-depth study, with the actual situation of financial and real estate industry, discussed various kinds of REITs modes which suitable for China to develop and the reasons for selecting those modes, in the in-depth analysis of the obstacles of developing REITs in China, giving the risk prevention and policy recommendations.
