On the international real estate investment trust has become a very mature mode of investment funds,real estate investment trust on the one hand provides investors with low risk and stable income of real estate investment products,on the other hand for real estate industry provides a good non-bank financing channels.However,the real estate investment trust fund developed and started late in our country.The number and size of real estate investment trust fund is not much and relevant research is mainly from the perspective of different legal and tax,coming out of our country real estate investment trust fund income tax has the problem of double taxation.However,in 2017,China's business tax reform will be increased,in this context,the real estate investment trust fund will be subject to new problems.On the basis of the theoretical analysis of the tax system of the real estate investment trust fund,this paper compares the tax system of the real estate investment trust funds in various countries.Through the case of xingye wanxin REITs,this paper analyzes the structure and interest attribution of the real estate investment trust fund from the perspective of value-added tax,and finds that the value added tax has a great influence on the final income of REITs.At the same time,in the specific tax aspect,there are also repeated classes,tax liability ambiguity and so on.On the basis of the above theoretical analysis and case analysis,this paper puts forward relevant policy Suggestions on the VAT issue of China real estate investment trust fund.
