The Pmbok Project Management Body Of Knowledge In The Project Management Process Of The Hotel Property

As the combination of the property-style hotel and the commercial hotel, property hotel is a new operating model integrated with variety of resources. It has occupied an increasingly important position in the tourist area. Analysis of long-term view, property hotel is main developed part of the real estate in China. According to incomplete statistics, China's property hotel projects have been developed to more than 200, all over the country 25 provinces, autonomous regions and municipalities. However, domestic property hotel has good developed condition and political, but the reasons such like low developed level compared with abroad, unperfected macro-environment laws and regulations, absented project financing and organization in the micro-environment, revenue estimates and the latter operation and management problem made the hotel performance is difficult to achieve, the reasons of the developers honesty, were still existing to affect the developed process of property hotel.Compared with foreign country, the domestic research on the hotel property level is still low and the area is narrow, mainly focused on the research on the benefits of hotel ownership analysis, risk analysis, investment analysis, case studies. Scholars usually pay attention to do some targeted analysis in the specific project operation, not systematic program. Therefore, the developers are hard to control the quality of project during property hotel operating. In this paper, based on the System of property hotel, the relationship of the constituent elements between awareness and understanding, the problems existing in the management of property hotel, from the perspective of self-discipline, to apply the theory of project management issued by American PMI (PMBOK project management system), to construct a systematic management mode which is fit for the development of the property hotel, systematically analysis the management strategy of Property Hotel and optimize hotel project management process to ensure the quality of products, to promote an industry to beneficial development. Based with the project management body of knowledge theory, this text would analysis the project manage model of property hotel. The main content in chapter one concluded: analyzing the present research on the property hotel at home and abroad, pointing out the lack research theory of the property hotel in our country, and using the project manage system of PMBOK on operating the property hotel. The core part of this article is chapter two with PMBOK project. Firstly, described the project management body of knowledge PMBOK connotation, and pointed out the main problems of the current hotel property management. And finally, in view of the existed problems, this article will apply PMBOK knowledge management system to well design out the hotel property management process. Chapter three is the argument part, through the study of the successful case, demonstrated the feasibilities and advantages of the design process. In the last chapter, the author summarized and pointed out the existence shortcomings of the text.
