Commercial real estate usually influence people's daily life as commercial facilities, its functions mainly include wholesale and retail, catering and entertainment, leisure shopping. Itsbusiness model and business settings are significant different with residence. By growing of the housing market, in the cities which the supply and demand has been saturated, more and more investors and demanders begin to focus on important supporting facilities, such as commercial facilities, transportation planning, famous school and so on,it is more and more important for the people living. Use my work and live place-Luogang District as an example, in recent years, WanDa Group, Nimble Group, Aoyuan Group,Greenland Group, such famous real estate developers stationed in Luogang District. With the Optimistic outlook and the rich profit, more and more companiesenter intothe field of commercial real estate development and sales. However, because the development companies own different strength, financial capacity, management team, many small or medium development companies do not have professional management and operation team, they do not scientific analysis and judgment before the project development, leading to blind development, blind construction, blind investment and other phenomena. commercial real estateown complex system, many developers do not use scientific methods to analysis, do not use scientific income calculation, only rely on leadership experience, arbitrary development, construction, investment, because commercial real estate is a high risk, high return industry, this "simple" development methodmay cause the failure of decision-making, resulting in project development risk or late management problems, it will affect the development of small or medium developers become bigger and stronger,influence sustainable development.According to the commercial real estate business model, mainly include three types:all the rental, sale, after sale-leaseback all the way. Contrast with some foreign mature projects, china's commercial real estate investmentexperiences are relatively limited, the developers used singlemarketing method. And the combination of the current economic environment and real estate investment environment, accordingto the economic environment, it is impossible to sale all in a short time; t and the effects are not good. Developers are likely to make mistakes by the wrong decision, cause the property idle, devaluation, and cause confusion in management. Therefore, in the beginning of commercial real estate development, it is necessary to analyze witch way the project is conducted, and the research of commercial real estate portfolio are useful for the scientific and accurate decision-making.This thesis based on my work, use the knowledge of the engineering master, before Guangzhou DY commercial real estate project investment and construction development, and conductscientific analysis and judgment. Combined with the elements of the project, use scientific computing method, based on the project of the basic situation, listed several properties of the same project management model, compare with their income and risk, calculate the best property management model, then use for different developers decisions.
