In recent years, with the booming of real estate market, it is becoming the focus of attention that how the real estate industry orderly and healthy develops, considering the positive contribution to economic development and the important position of national policy and people's livelihood. As an important branch of traditional real estate, the commercial real estate, needs to inject new energy to renew with the newer, stronger and more enduring vitality, because of the accelerating urbanization process and the upgrade of public spending concept. Hence, the new types of compound real estate have been conceived. The Creative real estate, as an important representative of the new composite real estate that matches the trend of the times and the development of industry, has been focused on research and development into the practical application of the specific items. The ideas of theme development and the characteristics of the joint industries and culture-based operating, make a number of successful cases of extensive influence and impression. As an important part of the creative real estate developmentā€”lanning, is playing an immeasurable important role. In particular, the pre-planning known as positioning planning, which is treated as strategic guidance of project development and involves covering the entire process of project implementation, has become a vital key to the success of the project, and becomes not only the focus research but also the core components of the real estate development progressively. And its importance is prominently concerned increasingly.This paper describes and analyzes the important role of pre-planning in real estate development sectors. By the case studies of a cultural theme of creative real estate project, the author, as a leader of the main operation and a project manager, analyzes the importance of pre-planning for the successful implementation of cultural theme of creative real estate. The project is an old city reconstruction project based on an original old industrial plant, and integrates new industries and modern services based on the remains of post-industrial civilization in order to make the abandoned industrial plants shine new life in the new era. And it gets the beneficial contribution of society, city, region and industry, including the value of historical and innovation, the contribution of city and industry, the benefits of social and economic, under the premise of protection of historical sites.The article studies the project on the point of view of multi-case, especially the several aspects of pre-planning such as the theme positioning, business model, risk analysis and social benefits of this project. References for domestic and international advanced management experience are combined with the author's personal project management practices, focusing on scientific and practical combination of both particularity and universality. It systematically explores the important role of the pre-planning in the creative real estate development. Compared with the positive and negative cases, the article expatiates the importance and necessity of pre-planning to the overall development of the project. It also gives some references to the ill effects caused by the phenomenon "contempt to planning, attention to implementation" of the current common commercial real estate development model, and proves the extreme importance of the planning work, especially the pre-positioning planning, through specific case studies. Through an analysis of pre-positioning key elements of the composition of the planning framework for the actual project work carried out, it provides effective supports. Meanwhile, during the process of rapid expansion of cities in China, it proposes the new solution on how to effectively resolve the traditional confrontation between reserving the old and building the new in current urban construction planning. On the process of industrial restruction, it provides the experience for reference. And it makes a positive contribution to urban planning by infusing a new vitality into the traditional commercial real estate.
