As the booming real estate market provides more choices for the personal housing consumption, nowadays,and with the further development of the individual housing businesses, the personal housing loan grows rapidly and has been an important source of profit in the commercial bank. After the implementation of New Basel Agreement, higher request to the risk management of the commercial bank in China has been put forward; consequently, the researches on risk management of personal housing loan are of great significances in stablizing the real estate market and keeping their sustainable development in personal housing loan.This thesis is divided into four parts, concerning research background, summary of personal housing loan, analysis on risk management of personal housing loan in the commercial bank and its risk precaution. The main contents of each part can be summarized as follows:In part one, the author analyzes the current situations of personal housing loan and the risk management theories at home and aboard, and provides a brief introduction including the purposes, significances, and the research methodology. In part two and part three, the author reviews several common loans and their benefit analysis in the commercial bank and introduces the causations of risk and its consequences. As the core of the thesis, part four, the author works on risk management, for which it is necessary to establish some relevant posts and systems in loan steps. This paper aims to explore that the risk management of personal housing loan in the national commercial bank remains in a lower level, so we should use some scientific approaches to combine our risk management with the practice, market, especially the advanced experience in developed countries. In order to achieve the purposes mentioned above, this thesis will discuss the risk management of personal housing loan from several aspects:at first, to discover the current disjunction between the risk management and the market in China from theoretical point of view. Secondly, to summarize the methods used in different real estate markets. Third, to make a perception of judgment on the risk management of personal housing loan by doing a comparative study on risk management home and aboard, which is based on Chinese situation. At last, to use some financial derivatives to avoid risks caused by personal housing loan. The practical significance of this study tries to point out a newer risk management system when we face different situations between real estate market and national policy. And it also tries to play an active role in the rapid development of the personal housing loan in our country. Moreover, the writer hopes the resent research can contribute to the organization construction and system construction of our national commercial bank more or less.
