In the rapid development of real estate in China,the business volume of personal housing loans of commercial banks also develops very rapidly.At present,the house price is in the continuous rising cycle,and the personal housing loan rate is low,so the personal housing loan has become a competitive and high quality business between banks.At the same time,in order to obtain more profits,commercial banks gradually relax the audit of personal housing loans,and then increase the risk of loan business.America's subprime-mortgage woes in 2006 stem from the negligence of commercial banks in guarding against personal home-loan risks.The dilemma has kept U.S.financial markets undervalued and also brought to Chinese commercial banks to a certain warning.Therefore,strengthening the research on the risk management of personal housing loans and improving the level of bank risk management is an important research topic that commercial banks must face at present.Based on this,this paper takes G bank's personal housing loan business as the research object,uses the case analysis method to explore the problems existing in G bank's personal housing loan business risk management,and puts forward the optimization strategy of G bank's personal housing loan risk management based on the theoretical research of personal housing loan risk management at home and abroad and the theory of risk management.G bank's personal housing loan internal risk management optimization mainly from two aspects of the specific optimization strategy,on the one hand for the G bank personal housing loan operation risk management optimization,mainly:strengthen pre-loan investigation and risk check,strengthen loan,audit,strengthen post-loan management,carry out regular risk knowledge training for employees;on the other hand,optimize credit risk management for personal housing loans of G banks,mainly:determine down payment ratio;pay attention to specific people;update dynamic data.G bank personal housing loan external risk management optimization,put forward three' optimization measures,one is G bank personal housing loan market risk management optimization,mainly:the implementation of relevant laws and regulations,timely market prejudgment,know the enemy,a hundred battles;the other is G bank personal housing loan mortgage risk management optimization,mainly:improve the mortgage account and strengthen the mortgage The third is to establish the guarantee insurance system to guard against the risk of personal housing loan,mainly includes:constructing the housing loan insurance system and constructing the housing mortgage insurance system with the government insurance institution as the main body.At present,the research of this paper is helpful to optimize the personal housing loan risk management of G banks,further strengthen the management ability of the possible risks in the future,and provide reference value for the peers in the prevention and management of personal housing loan risks.
