As the mainstay industry of the country, the development of the real estate industry has important relation with the national economy and the people's livelihood. In recent years, China's real estate industry achieved extraordinary development , the skyrocketing housing prices have increasingly become affected the healthy development of the national economy and social life of prominent problems. In order to keep the Chinese real estate market sustainable and healthy, it is essential to imply macro-control policies to regulate the real estate price. To make better macro-control decision, we must identify which factors have effects upon the price of real estate, which influencing factor is more important than the others.This article first introduced some basic knowledge of real estates price, and the characteristics of real estate prices. Illustrates the impact of real estate price factors by qualitative analysis. Including: supply and demand, society, economy and other factors. And using the ChongQing's data of 1998 to 2008 ,analyse the ChongQing's real estate prices, the result is that the price index of land transaction is the most important factor, next one is disposal income of Chinese people. The city people number is the NO 3.The spare parts are the completed residential areas of room, loan balance, CPI, the rate of urbanization, lending rate, GDP, the areas of land buying, the investment in the fixed assets, the oral investment. Under the foundation of early result , the article builds a economic model, and check the validity. The result shows that the real estate price of ChongQing is positive correlated with disposal income and the price index of land transaction, and each increase of the disposal income would result in 0.004 unit increase of the real estate price index of ChongQing, every unit increase of he price index of land transaction would cause 0.519 unit increase of the real estate price index of ChongQing.Based on the researches above ,the paper finally gives some advices for the investors to perform better in the real estate market and for the regulators to enforce the supervision and regulation of real estate market.
