With the development of financial market and the deepening of the open policy of China, the pressures and challenges commercial banks are facing are getting more and more intense with the profit margin getting less and risks keeping rising. Obviously, private mortgage loan plays a significant role in improving commercial banks' capital structure, lowering financial risks and locating new profit mounting up points. However, as a newly started project in China, private mortgage loan is also facing intense challenges despite its market potential. The key of guaranteeing a safe and sound development of this project is to set up and perfect the anti-risk system.Theoretically and experimentally, this paper concludes the two crucial factors that in anti-risk system of private mortgage loan project by introducing the present situation of real estate business and financial market and analyzing their trends of future developments: the lack of evaluating system of individual credits and the lack of variety of payment methods of the project itself.Based on the analysis of present situation and experimental results, also borrowing experience from the success of American mortgage loan projects, the paper proposes its own suggestions of solving the two problems mentioned before. It designs a relatively complete individual credits-evaluating system and indexes. The paper also proposes two mortgage products:GM and payment by every two weeks. In this sense, this research is practical and has guiding meanings.
