Study On Housing Mortgage Loan Risk And Its Measures

With the complete advance of the housing system and finance system reform,developing the housing finance has become the key problem of starting the housing consume． As one important part of the housing finance,the personal housing mortgage loan becomes the focal points of the public opinion．However,for its big quantity,long time limit and bad mobility and the personal credit system has not built yet ,the housing mortgage inevitably makes the bank face risks．Although it has not exposed yet,it will cause a bad effect when it expands rapidly and accumulates to a certain degree．Therefore,as for the different risks the banks are faced with when carrying though the housing mortgage loan,it is indispensable to analyze them and find out the countermeasures,which will eliminate the bad effect and thereby improve the housing mortgage loan． This dissertation emphasizes on the personal housing mortgage loan．Based on the analysis of housing mortgage loan risks , This dissertation makes theoretical study and empirical analysis of credit risks ．Applying the primary analytical methods of the Game Theory,it establishes a set of borrowing-and-lending models between the bank and the customers from a dynamic view, which illustrates the formative reasons and systems of the credit risks of the personal housing mortgage loan．After the integrative analysis on the representative sample of the individual housing mortgage loan in Ulmuqi,it finds out the factors relating to the credit risks and utilizes the differential analysis to evaluate the credit risks of the housing mortgage loan．Based on the analysis,it puts forward some countermeasures on how to reduce and avoid the housing mortgage loan．After a complete analysis,maybe it will have a reference value on the theoretical study and application of the risks of the housing finance．...
