With the development of urbanization and modern architectural industry, the amount of high rises is rapidly, and our country lacks this system, which results in the problems of differentiation of ownership. Beginning from the fundamental theories which could help consummating and developing this system.This dissertation consists of introduction and other three parts, including words.Part I is the general theories on the differentiation of architectural ownership. From the analyses of definition, nature, characteristics and varieties, the author compares the differentiation of architectural ownership with general ownership, and points out that the differentiation system is one kind of compound right in rem, which comprises exclusive right in rem, exclusive right and the right of member.Part II expounds above three rights individually according to the part I , which establishes the concrete contents and frame of this system. Moreover, the author also expounds the right of exclusive utilization and the co-ownership and right to the use of land.Part III probes into the realities of our country .The author analyses the ownership of special parts in differentially owned architecture and some special neighborhood relations. Besides, the author analyses the problems about this system in the Rules of Realty Management.
