| The State Council sent out "The notice on promoting lasting development of real estate market" in August of 2003.The notice proposes the guidelines of development of real estate market clearly: Insisting on taking demand as the direction, adjusting the structure of supplying, and meeting the need of houses of different families in income. Our country is in the urbanization process, and there is enormous demand to the house in the future; On the other hand, the structural contradictions are conspicuous in real estate investment. The adjustment of the investment structure of the real estate is an important component of China's whole economic structure and industrial structure adjustment since 90's in the 20's century. So there are realistic meanings on researching on the investment structure of the real estate.This paper researched the investment structure of real estate of our country systematically from the current situation of the investment structure of real estate of our country, using investment theory, investment structure theory, economics theory synthetically and adopting the method of qualitative analysis combining with quantitative analysis.This paper has developed in five parts.Chapter one: The concept and the system and relation with economic structure of Investment structure of the real estate. Describing the concept, system and influence factor of the investment structure of the real estate at first, then this paper analysed the relation among the investment structure, investment structure of the real estate, national economic structure.Chapter two: The current situation analysis of the investment structure of real estate of our country. The author analysed the current situation of investment structure of real estate of our country from space-time structure, agent structure, the capital structure, using structure. In the analysis of the capital structure of the real estate, the author broke through the analysis frame of the traditional theory, anddivided real estate investment capital into material capital investment and manpower capital investment macroscopically. The author proposed to pay attention to the investment of the manpower capital in real estate investment.Chapter three: The current situation analysis of investment structure of house of our country. The house concerns international people's livelihood directly as the subject of goods of the real estate. The problem of this part has been solved and determined the general orientation of real estate development too. So, this chapter analysed the problem of the investment structure of house regarding the house as the target in the house. At first the author put forward the question of housing investment not total amount issue, but structure question. Then this paper analysed the question and reason existing in supply structure of house of our country and analysed the factor influencing demand structure of house and enabled the supply structure to make adjustment to demand structure, make the investment structure of the real estate tend towards rationalization.Chapter four: The connotation of the rationalization of investment structure of the real estate and the optimization of real estate structure. On the basis of the analysis about the rationalization of investment structure of the real estate, this part analysed the standard state of the rationalization of investment structure of the real estate using the real example method. Through analysing to adjust the trend and way of real estate investment, and make the investment structure of the real estate optimization.Chapter five: The suggestion of macro adjustments and controls on the investment structure of the real estate. Put forward some points of macro adjustments and controls to real estate investment structure. |
