Abstract/Summary:
The aging of population is escalating in China, which is challenging the sustainable development of Chinese economy seriously. The emergence and introduction of "House-For-Pension" pattern has great significance to relieve the aging crisis. The new pattern will greatly improve the life standard of elder, being of huge benefit to activating social sunk capital, realizing better distribution of social resources, provoking innovation of financial instruments and establishing new generation relationship which fits into market-oriented economy.Taking methods of theoretic analysis, comparison study, demonstration research, case simulation and systematical analysis, the paper focuses on the influential factors of the demand of "House-For-Pension" pattern, abstracting the theoretic structure from foreign historic experience which is used to instruct the implementation of "House-For-Pension" in China.Based on the experience of United States, the paper tries to explore deep insights into the foreground of demand of "House-For-Pension" patter in China in the frame of five chapters:Chapter one indicate the basic thought and theoretic basis of "House-For-Pension", summarizing present theoretic studies and execution situation both at home and broad and clarifying the research thought, analysis emphases and study methods.Chapter two concludes the historic experience of the United States, analyzing the features of the debtors and their decisive factors by understanding the HECM business and reviewing its market development status in the United States.Chapter three introduces the economic analysis structure of demand research. In this chapter, micro individual characteristics and related macro environment are both taken into the consideration as inter and intra influential factors. Theoretical model is built up and other factors influencing the scale of "House-For-Pension" are in discussion based on the demonstration research with data of the United States.The foreground of the carry-out in China is presented in Chapter four. The paper makes it clear that the implementation of "House-For-Pension" as a kind of effective complement is of necessity, as China is in confronted with the aging crisis and the social restructure.Chapter five offers policy suggestions in micro and macro dimension, assuming possible means of attracting qualified elders to participant this "House-For-Pension" pattern, in hope of offering some references to the execution of "House-For-Pension" in China.
