Although service standardization management is not a fashionable topic already, it is a focal point for the study of the enterprise management theory today when modern enterprise management theory and management practice are developing very rapidly. It is crucial for service companies as the products that they provide is service or service-based supporting solutions. Due to the characteristics like invisibleness and instantaneity for service products, quality of service products can not be guaranteed without standardized service provision process. Property management industry, as one of the key parts of national service industry, is related with people’s living quality and employment capacity, with increasing significance. However, as the development of property management industry started late in China, there is few accumulated and summarized experience and study results in enterprise management practice. In addition, as to property management service provided by property management companies as organizational carriers, it is like "public service-like product" with complicated relative factors for quantization of product standard, great influence of customer satisfaction by customers’ subjective factors and main quality problems concentrated on fluctuation of customer satisfaction and lack of effective control. The implementation of standardization management provides companies with an idea and approach for solving the above problems.Taking service standardization management of Tianjin JY Property Management Co., Ltd. as the study object, with public property management theory, standardization management theory, customer orientation and customer satisfaction theory as the theoretical foundation of the study, this paper comprehensively probes into the current management condition of the company and its causes under the background of rapid development of the property management service industry by designing and adopting the form of questionnaires. This paper also offers measures against existing problems with service standardization management of Tianjin JY Property Management Co., Ltd. and verifies the effect of implementation of corporate standardization management. Based on the above, a standardization management implementation model for small and medium-sized property management companies is summarized and put forward through analytic hierarchy process (AHP). Through the study on the standardization management implementation process and effect of Tianjin JY Property Management Co., Ltd., this paper offers solutions to the fundamental issues which hinder the development of the company. Thus, the service standardization management level of the company is effectively improved. Meanwhile, with great practical significance and certain theoretical study value, this paper can be used by small and medium-sized property management companies as a good reference in their implementation of service standardization management.
