In the progress of balancing urban and rural development, it is an inevitable selection in integration of city and countryside,urbanization of countryside and peasant citizenization to promote the centralized residence of farmers. Batches of centralized residence area for farmers are built up like bamboo shoots after a spring rain, which gradually changes the life mode of the farmers and improves the appearance of countryside. In order to accelerate the progress of integration of city and countryside, balance the life quality of rural area and urban area and improve the life quality of farmers, estate management must be carried out and perfected in the centralized residence areas. In 2007, Chengdu was approved to be the national experimental region of balancing the comprehensive matching reform of city and countryside. According to the development conception of "balancing city and countryside" and the requirements of "three centralizations", more than 2000 centralized residence areas(such as "new-housing" project, new rural community etc.) are gradually built up in Chengdu. In order to improve the life quality of the people in centralized residence areas, comprehensiveestate management is implemented in the centralized residence areas by Chengdu. And that forms typical estate management modes of centralized residence area. How are the estate management modes like, satisfactiondegree of the residents and the problems which may exist are all worth being focused on. In this research, we collected and read lots of related researchdocumentations about centralized residence area and estate management. We use related theories of economics and management, make site inspection and do research to the estate management modes of centralized residence area in Chengdu. Firstly, this paper concludes the typical estate management modes of centralized residence area:authorization-type estate management mode, autonomy-type estate management mode, cooperation-type estate management mode. Their advantages and disadvantages are also analyzed. Secondly, we analyze the current situation of estate management of centralized residence areas in Chengdu from three aspects which are the current situation of centralized residence areas, the estate management mode of centralized residence areas and residents’satisfaction to estate management in different estate management mode. More than 2000 centralized residence areas in Chengdu are all implemented with estate management. The estate management modes are authorization management, autonomous management and cooperative management. This research selected communities of the three typical modes to make satisfaction degree survey about estate management. We made questionnaire survey to the residents in the centralized residence areas in six aspects of estate management staff, public-security traffic, environmental hygiene, tenement maintenance, infrastructure, estate management charge. The survey result shows that the satisfaction degree of autonomous management and cooperative management is similar; the satisfaction degree items of authorization management are better than those of the other two modes except for the item of management charge. On the whole, the satisfaction degree of estate management in centralized residence areas is not high; it is only in basic-satisfaction level. Through the analysis of the current situation, this research finds some problems in estate management of centralized residence areas. The common problems are lack of organizing institution and low level of professionalization.The problems of authorization management are the difficulty of charging and the bad relationship between management staff and residents. The cooperative management has problems in public traffic,environment and multipartite management. The problems of autonomous management are lack of matching infrastructure and low level of tenement maintenance. At last, we refer to estate management modes of domestic and foreign centralized residence areas and similar communities in Hangzhou, Wuhan, America and Singapore. As for the estate management of centralized residence areas, we put forward suggestions and countermeasures of establishing and perfecting the laws & regulations system of estate management, unceasingly promoting professional level of tenement service institutions, strengthening public education to train the estate managementconsciousness of residents, promoting multi-party cooperation to explore the innovation of estate management mode.
