| In recent years, China’s real estate industry has been growing rapidly; and currently has has shown some new characteristics; On one hand, the national real estate investment growth has slowed down sharply and the money collecting speed slowing while the real estate property inventory is growing which has restricted the smooth transformation and upgrading of the real estateOn the other hand, people’s demand of investment in high-quality property management is restricted by the high investment threshold of real estate. Along with the coming of internet era and raising of global crowd-funding, the demand of real estate developers and the general public investors effectively match, as a result, big enterprises have launched the crowd-funding real estate products which is quickly welcomed by the majority of the public investors.All at the moment, the real estate crowd-funding,in our country, still belongs to exploring period, and the pattern in China and abroad shares some similarities while some innovations are made; however, some innovations has deviates from the nature of crowd-funding.Meanwhile, with the lacking of legal supervision, many real estate company have serious risks of crowd-funding.Considering crowd-funding is relatively new in China, there’s no industrial standard yet till now, moreover, there’s also no theoretical research over this; So, with the purpose of finding a path for China’s crowd-funding, this article uses the case study, Comparison analysis and SWOT analysis on the development of real estate in our country.First, this paper applies relevant theories of real estate and crowd-funding, the in-depth study based on the origin and development of real estate and crowd-funding, combined with foreign development present situation and the situation of the real estate and crowd-funding, and sums up the relatively mature real estate abroad raise the operation process, the business model and the trade structure.Secondly, combining with the domestic real estate raise successful cases wanda "Profit no.1", analyzed the in details the structure, operation method and process of the product which will be used for the analysis of advantages and disadvantages; Furthermore, Profit Nol will be compared with other domestic and foreight crowd funding products and products of REITs, and this will shows the market opportunities brough by the innovation; After analysis from differents sides, the legal concerns and potential risks will be also studied.Then to sum up, firstly, under the current economic situation, development of real estate crowd-funding is in the right time; Secondly, real estate industry crowd fund has made breakthrough in the area of "stimulating the economy with internet; Thirdly, in parall to the fast delvelpment of the crowd funding, the legal requirements and the market supervision shall be underlined.Finally, this paper puts forward, exploring a more feasible path for crowd funding under the current situation of China real estate, that is no individual breakthrough, to perfectly follow legal regulations, to strengthen the administrative supervision, market regulation, to pay attention to investor protection, to attache great importance to the business model innovation in all aspects, such as to continue in-depth study and implementation, only with this, that the quality and efficiency of real estate can be improved which will contribute to the a sustainable and healthy economic development, social harmony as well as stability. |
