As the backbone of the national economy, real estate industry is much more importantfor all society. Alike, enough capital is the same important to the real estate industry whichbelongs to the capital-intensive industry. Long with the changes of the real estate investmentand financing system and macro control implemented by government, real estate enterpriseshave been facing the strict challenges. So how to solve this capital problem has become thefirst task for the real estate enterprises. Now, our real estate enterprises lie on the loan mostly,and some magnates have gone to the public. However, only this two financing ways are notenough for the need of money, especially to the small-and-mid enterprises. Then the RealEstate Fund, the Real Estate Trust or other financial innovation become the hot topic or realoperation for the real estate enterprises. This paper analyzed the merit, shortcoming, policyobligation and cost of different financing ways, then made the conclusion that the real estateenterprises should choose multiple ways to finance, and they should also choose appropriatefinancing ways according to the development stage, project type and enterprise scale. |
