In recent years, with the further reform of our housing system and constant rise of the house price of cities, desire to buy house are getting stronger, and scale of individual housing loans in commercial banks are expanded rapidly as well. The main financing way for company of real estate and citizen to buy house relays on single real estate finance mechanism,which put the risk and stress that bring by commercial housing development in two fringes of supply chain on commercial bank .What's more, polity, market and borrowers may lead to change of markets as well as the borrowers'abilities to pay the banks their money, which may affect the risk of personal commercial banks housing loan and formation, and personal commercial banks housing loan may face challenge. Compared with the other credit business, personal housing mortgage embraces low risk, however, it can not be separated from real estate period and economic situation because of the long loan time,few amount, scattered customers, unsymmetrical messages, its credit risk of potential borrowers,the risk of mortgaged property,developers and intermediary,market risk and interest rate risk can not be neglected. In 2007, the US subprime mortgage crisis set as an alarm call to our personal housing loan, and the unsettled research on housing loan had became urgent for banks.This thesis tries to analyze the cause of housing loan risk of commercial bank from several aspects namely the borrowers, mortgaged property, developers and intermediaries, the management of the bank, macro-policy and change of financial market. Concern was laid on new risk brought by the personal housing mortgages loan and the requirement put forward by the commercial bank, with the risk prevention and management system with the changeable macro-policy and economic situation, rising house prize, demanding housing investment, blind expanding of the bank. What's more, data of personal housing loan collected from bank A as well as the typical cases of bad loan can bring to profound analysis and real situation. Method to control the risk of personal housing mortgaged loan can be put forward by the analysis of risk from different aspects, such as banking risk management, the pre-loan survey, the post-loan management, the moral code of customer manager, differential pricing and credit system.
