Yinchuan City, Land Grading And Evaluation Of Empirical Research

Utilization of the urban land, which is the fundament of urban society and economy development, will bring various benefits in economy, society and environment. With industrialization and urbanization speed increasingly, the land for city development and various construction expanded rapidly, which result in many problems like extensive utilization, unbalanced utilization structure, disordered layout as well as low efficiency, and deteriorate the conflict between land and people. In order to meet the need of construction for society development, without affect food supplies for people living and national foodstuff safety, it is very urgent and necessary to research land economy evaluation.Firstly, from the land quality aspect, the paper defines some basic conceptions of urban land gradation, and referring to some basic theories and method, the location theory and mufti-factor comprehensive appraisal are chosen as our base approaches. Secondly, on the basis of previous studies, prosperous degree, traffic condition, urban installation, environment, natural condition, population, industry agglomeration and urban planning are analyzed, and 12 factors are extracted at the level of main factors influent of urban land. The 12 main influent factors are: prosperous degree of commerce and service trades, accessible degree of road, advantage degree of bus, advantage degree of external traffic, perfect degree of infrastructure, perfect degree of social-service installation, influence degree of style installation, good-bad degree of natural condition, good-bad degree of environment, population density, industry agglomeration and urban planning. Then an index system of urban land gradation evaluation is constructed. Thirdly, through enterprise and government officials questionnaire within Yinchuan, related factors are validated by using descriptive statistical method, and the index system is corrected by using factor analysis. And eight critical factors are deduced, which are prosperous degree of commerce and service trades, accessible degree of road, advantage degree of bus, advantage degree of external traffic, perfect degree of social-service installation, influence degree of style installation, population density and urban planning, then an index system of Yinchuan land gradation evaluation is constructed. Finally, it takes six land cells as demonstration, through evaluating land gradation and analyzing its results, this paper put forwards some suggestion to improve the land quality.
