The author is engaged in design, project management and system testing and commissioning of BAS system (Building Automation System) over 10 years, experiencing BAS'development process in China, from simple remote on/off control, through sophisticated control objects and complicated control requirement, to advanced network topology and communication protocol applied in the system. It is obviously, Chinese BAS market is the most blooming market in this field in the world.In the thesis, the whole process of project design was described in detail, the most difficult parts in the project were focused, i.e. VAV system control arithmetic, and energy saving control program of central chiller system. The main content of BAS design concerned chapters includes design techniques, procedures and items need to be paid attention. The design and executing of sub-systems are demonstrated by control diagrams, descriptions, charts and HMI (human-machine-interface) graphics. The relevant key programming code is attached for relatively complicated chillers sequence controls.Reference of VAV system mathematic model is less available. After thorough discussion with experts of design institute about HAVC process, the author notice and analysis the common defects of limited no. of existing VAV projects in Shanghai, such as insufficient cooling load in certain areas, large control span, poor energy saving performance, the weather data (temperature, humidity, sunny/rainy conditions etc.) was uniquely introduced into the control program. The system will adjust supply air temperature and required air volume automatically complying with weather conditions. It is just so simple for the operator, putting into these data, the system will realize intelligent control automatically! The same design philosophy will be applied in Shanghai Dong Yin Center this year, tested for a cooling season and a heating season, to further perfect VAV mathematic model.The case study is somewhat valuable for BAS process standardization. The contribution to energy saving proves the success of the solution. Only the improved scheme to chiller control program can save power consumption 240,000KWH annually. The optimized VAV control arithmetic provided more comfortable working environment, reduced 15% HVAC power usage. The friendly graphic interface released the real estate management staff from the traditional on-site workload, what they need to do is simply manage the BAS operating terminal. The project is evaluated as the first hotel in Shanghai titled as"Grade A Intelligent Building".
