The study included two parts:one was to revise the scale of enterprise performance management; the other was to analysize status of a certain enterprise performance management, identify problems and present concrete proposals for improvement.The object of the study was a private real estate enterprise called Enterprise A. Methods such as interview, literature review, questionnaire survey and statistical analysis were used. The revised scale included 6 factors, which were Performance Application, Performance Feedback, Fairness of Performance Evaluation, Performance Related Pay, Performance Evaluation and Performance Objective respectively.The study held that there were 7 problems in performance management of Enterprise A which include:(1)there were not close connection between policies for performance evaluation and other policies for human resource management; (2) there was a lack of channels for employees'appeals in performance management; (3)vality of performance evaluation was low, and could not reflect real performance of employees; (4) performance evaluation index system was not designed scientifically; (5)methods of performance evaluation were not used properly; (6)there was a lack of fairness in performance evaluation; (7) performance evaluation was so frequent that it became a mere formality.The study suggested that:(1)ability of execution should be improved in performance management; (2)channels for employees' appeals should be set up; (3) objective criterion to measure employees' performance should be established, and vality of performance evaluation should be enhanced; (4) performance evaluation index system should be redesigned; (5)various methods of performance evaluation should be used together; (6)systemic training in performance management should be offered to all the employees including managers; (7)performance evaluation cycle should be adjusted properly, and different performance evaluation cycles should be adopted according to different objects.The contributions of the study lied in that it established the scale of performance management based on private real estate enterprise management, and studied the performance management problems, which was very important to enrich and widen correlative theories and supply directions to business management.
